New Dhs615m Innovation Hub Phase 4 Planned for Dubai Internet City

TECOM Group has announced the launch of Phase 4 of Innovation Hub in Dubai Internet City, responding to strong demand for Grade-A office space from global multinational companies operating in future-focused economic sectors. Valued at Dhs615 million, the new phase will deliver 263,000 square feet of gross leasable area and further reinforce Dubai Internet City’s status as the region’s leading technology hub.

With this development, TECOM Group’s total investment in the Innovation Hub project will reach Dhs2 billion, aligning with its long-term strategic growth roadmap. The announcement follows sustained demand across earlier phases, with Phase 3 fully leased ahead of its scheduled 2027 completion and Phase 2 already completed and occupied by Fortune 500 companies and digital economy leaders. Phase 1 continues to anchor the project, hosting global technology firms such as Google and Gartner.

Scheduled for completion in 2028, Phase 4 will expand TECOM Group’s portfolio of premium commercial assets, enabling it to better serve existing and new technology tenants amid rising demand driven by national economic strategies. The project will be funded through existing resources, while maintaining a healthy leverage and liquidity position.

Abdulla Belhoul, CEO of TECOM Group PJSC, said the launch reflects the group’s commitment to supporting future-focused economic activity in Dubai and the UAE, highlighting the role of national strategies such as the UAE Digital Economy Strategy and Dubai Economic Agenda D33 in attracting global innovators and investors.

The development follows a strong financial performance by TECOM Group in 2025, supported by higher occupancy rates, increased rental yields, improved efficiencies, and continued portfolio expansion.
