Diriyah Company Partners with IBM to Enhance Asset Management for Saudi Arabia’s City of Earth Project

Diriyah Company, the developer of Saudi Arabia’s ambitious 14-square-kilometer City of Earth urban development project, has chosen IBM Maximo Application Suite (MAS) to oversee asset management for the massive $63.2 billion Public Investment Fund (PIF) initiative. This decision marks a significant step toward transforming Diriyah into one of the world’s most advanced and sophisticated smart city developments.

The announcement was made during LEAP 2025, Riyadh’s premier technology event, where industry leaders and innovators gathered to showcase cutting-edge advancements in digital transformation. With implementation already underway, the deployment of IBM’s enterprise asset management (EAM) solution will enable Diriyah to optimize asset performance, predictive maintenance, and operational efficiency for its mixed-use urban development.

IBM Maximo’s AI-powered capabilities will enable Diriyah to monitor assets in real time, utilizing predictive analytics and condition-based maintenance. This will help reduce downtime and ensure the long-term sustainability of the city’s infrastructure. Through this collaboration, Diriyah can address the challenges posed by rapid urbanization and population growth while ensuring resource management, operational efficiency, and resilience.

The integration of critical AI-driven workloads into a centralized solution is expected to enhance operational reliability, reduce costs, and drive performance across Diriyah’s infrastructure. This strategic move also positions Diriyah to address issues like aging infrastructure, rising energy demands, and increasing public expectations for smart, technology-driven solutions, setting new standards for sustainable urban development.

Group CEO Jerry Inzerillo commented, “Our collaboration with IBM is a key milestone in our vision to build a sustainable, technology-driven infrastructure that will help Diriyah become one of the world’s leading smart cities. Efficient asset management plays a crucial role in balancing rapid urbanization and sustainable operations.”

Fahad Alanazi, General Manager of IBM Saudi Arabia, emphasized the role of technology and AI in achieving operational excellence: “We are excited to support Diriyah in this transformative initiative, using IBM Maximo’s predictive maintenance and real-time monitoring to ensure uninterrupted operations and efficient infrastructure development.”

Ziad Lamaa, General Manager of eSolutions Saudi Arabia, expressed pride in the collaboration, noting that their expertise in implementing enterprise asset management solutions would ensure a seamless rollout for Diriyah Company.

The implementation of IBM Maximo also aligns with Diriyah’s hybrid cloud strategy, integrating both on-premises infrastructure and cloud environments. This hybrid approach will enable data-driven decision-making, improved asset utilization, and greater resilience—essential for Saudi Arabia’s evolving urban and infrastructure needs.
